Egypt’s SCZONE, UAE’s Alpha sign $100m Sokhna factories project

Egypt’s Suez Canal Economic Zone (SCZONE) and UAE-based Alpha Smart signed a $100 million agreement on Tuesday to develop an integrated, ready-made factories complex in the Sokhna Industrial Zone. The project will cover 500,000 square metres and is expected to create around 5,000 direct jobs and more than 7,000 indirect jobs.

The project will be implemented over two phases of 250,000 square metres each, with total additional industrial investments expected to exceed $150 million.

It aims to establish a fully integrated industrial ecosystem that enables operations and production to begin within less than 90 days through fully equipped industrial units.

The development includes a logistics zone with warehouses and a global distribution centre, alongside an administrative and commercial area featuring business hubs, co-working spaces and a digital administrative centre. It also includes a services and leisure zone with a business hotel, international restaurant complex, business club and sports facilities.

The project targets industries such as engineering, light electronics, food processing, agro-processing, packaging, light chemicals, automotive and home appliance components, as well as e-commerce and logistics activities.

Implementation will run for up to six years. The first phase covers infrastructure and utilities with 25 megawatts of power capacity and the establishment of 50 per cent of industrial units, with operations scheduled to begin in the second year. The second phase will focus on logistics and service expansions and completion of the remaining components.

The project also offers flexible contracting models including long-term and short-term leasing, financial leasing and commission-based management.
